The BERGER GROUP Company came into existence through the merger of two partner companies: “Potka doo” Beograd, established in 1997; and “Falcon Group doo” Belgrade, established in 2019.

1997

The company “Potka doo” Beograd was established in this year and mainly worked on the preparation and development of complete project documentation, done by a team consisting of engineers of various competencies necessary for the development of a project from its conception to its realization.  

At the very beginning, the company was mostly staffed by civil engineers, whose primary orientation was the techniques of building construction, construction stability, execution of the project and supervision. As time passed, the ambitions and structure of the company changed, and the expert team grew in numbers and in professional expertise. 

Consequently, the scope of its activities was broadened to include complete project development, i.e., all activities which precede project drafting, location analysis and profitability, after which it provided full service from the conceptual solution to the main design.

Similarly, the company offered expert supervision during the construction of civil engineering constructions. 

2019

 “Falcon group doo” Beograd was established in 2019 as a company which gathered together a strong expert team. It was engaged in the preparation and drafting of all project documentation for civil engineering purposes, the drafting of blueprint and urban-technical documentation.During the three years that it was active it succeeded in placing itself highly on the domestic market, especially in the field of urban development, due to the professional services that it provided. 

2022

The aforementioned companies were able to successfully cooperate during the preceding period, through partnerships in multiple referent projects which have been realized or are in the process of realization. Due to market demands and the requirements of current projects and those which are still in the planning phase, it was necessary to integrate the knowledge, expertise and energy of these two companies into a balanced whole, with an integrated ownership and management structure.

The referent location is positioned in the historical center of Belgrade, within the confines of a cultural-historical whole that represents the material legacy and testament of the city’s 2000-year-old history. The defined whole possesses cultural-historical, urban, architectural, aesthetic social, sociological and non-material value. The basic characteristics of this area represent a continuity of urban planning and the preservation of the street matrix and architectural treasure for more than a century and a half, which is an indicator of its undoubted urban value. The city core is mainly characterized by regular urban blocks of angular construction with green areas located in the center of the block. The referent block, which is otherwise intended for residential purposes, has, for the most part, maintained its form up to today.

Within the confines of the whole that it belongs to, the building has been put through the general protective measures, which imply the preservation of the historical matrix of the block, the preservation of the angular block construction on the building lot as an inherited type of construction and connection with extent buildings which are being reconstructed to maintain the inner green area characteristic of the city core.
Apart from emphasizing the architecture and volume, the angular position of the building gives a final definition to the block which it belongs to (i.e., the block between the following streets: Cara Dusana, Dubrovacka, Skender-begova, and Knicaninova). The goal of the reconstruction and extension of the extent buildings is to preserve the compact block with the angular construction, so as to maintain and improve their usage conditions. Based upon the aforementioned, following defined measures of technical protection and in harmony with the immediate surroundings and special protection measures, the interpolation of the extensions has been reconciled with the height regulations of the present urban conditions, but has also maintained the characteristic angular position and relation to its immediate surroundings.

The extent structures in Skender-begova Street Nos. 12 and 14 have been evaluated as structures of special architectural value – they have been reconstructed and extended in harmony with special measures of technical protections applicable to them, but also in harmony with the current architectural-constructive and functional framework of the planned building, in keeping with the historical context.

The planned extension of the current objects forms a building which is divided into two parts – the first part is along Cara Dusana Street, the second is along Skender-begova Street, with an integrated façade in the part facing Knicaninova Street and with a subterranean garage consisting of three levels which can be accessed through two bidirectional automobile ramps from Knicaninova Street. Business premises have been planned as an integral part of both wings of the reconstructed building on the ground floor, apart from the 107 residential apartments of varying sizes on the upper floors organized into four entrances (two each from Cara Dusana Street and Skender-begova Street). A total of 11 business premises have been planned with direct access from Cara Dusana, Knicaninova and Skedner-begova Streets.

The planned construction consists of three subterranean floors, a ground floor, a gallery, four upper floors and a receded floor with access to the roof terrace from the residential units. The building has a total area of 24,000 m2.
The material realization of the building combines classical construction materials with modern solutions.

The monastery complex of Kastaljan is located on the eastern, forested slopes of Mount Kosmaj facing the settlement of Nemenikuce. The complex consists of a church, hostel and dining area. Based upon the results of systematic archaeological excavations, the architectural and stylistic analysis of the buildings and the movable archaeological material, three different phases of construction and usage can be distinguished. The church belongs to the first and oldest phase from the XIVth century. During the second phase, the church went through some changes, and the dining area was built. This happened at the beginning of the XVth century, a period characterized by the sudden rise of the Serbian Despotate.

The newly-constructed building with the renovated church functioning as a chapel, served as a summer palace for despot Stefan. The erection of a hostel within the complex represents the third and final phase of construction. Considering established archaeological and historical facts, as well as the architectural value of the preserved remnants of the monastery complex, the accumulated architectural extensions built between the XIVth and the end of the XVII century, when the monastery was destroyed, make Kastaljan a monument of exceptional value for researching Serbian history during the reign of despot Stefan Lazarevic, especially for the region of Kosmaj, which served as a significant religious center. The reason for drafting a plan for the division of the land allotment in this area is an initiative by the Sumadija Eparchy of the Serbian Orthodox Church – the Parish of Nemenikuce, with the goal of separating Kastaljan from the current cadastral lot No. 5206/1 – cadastral municipality Nemenikuce, and the creation of a new lot for the purposes of renovating the monastery complex.

The aim of this project is to clearly define the boundaries of the archaeological site of Kastaljan, with the stated purpose of renovating the monastery complex.

The referent location is located on the territory of the cadastral municipality of Nemenikuce, the municipality of Sopot, within the Regional area plan of the Territory of Belgrade (Official Gazette of the City of Belgrade No. 10/04), Changes and addenda to the Regional area plan of the Territory of Belgrade (Official Gazette of the City of Belgrade Nos. 38/11 and 86/18) and the Area plan of the municipality of Sopot (Official Gazette of the City of Belgrade No. 54/2012).

A majority of the location is situated on farm land, while a smaller part is situated on forested land.

The locality of the Monastery of Kastaljan has been registered under No. 65 as a Cultural Good, Cultural Monument, in the category: registered archaeological sites which enjoy special protection on the territory of the Municipality of Sopot.

Memo No. 0897/19 of the Institute for the Protection of Cultural Heritage from 12/09/2019 states that the Monastery of Kastaljan has been recognized as a cultural good (Official Gazette of the City of Belgrade No. 16/87). 16/87).

An annotation has been recorded in real estate folio No. 491, which states that Decision No. 952-02-13-69/2016 based on an excerpt from the register of cultural goods which was submitted by the Institute for the Protection of Cultural Heritage of the City of Belgrade, records the Monastery of Kastaljan and its surroundings as a cultural good, on 05/02/2018.

RESIDENTIAL-OFFICE BUILDING consisting of 3LG+G+7+RF

At the corner of Save Maskovic Street and the newly-constructed road S1. The following was conducted:

- Draft for the division of the land lot filed under No. IX-06 No. 350.15-86/2020 on 27/05/2020.

- Urban plan confirmed under No. IX-06 No. 350.13-76/2020 on 01/10/2020.

- Conceptual design/location requirements ROP-BGDU-34019-LOC-1/2020.

- Draft for construction permit ROP-BGDU-34019-CPAH-11/2021.

- Draft for conducting works ROP-BGDU-34019-CFPM-17/2022.

The referent location is situated on the territory of the cadastral municipality of Vozdovac, on the block border by the following streets: Save Maskovic, Babelove, and Bulevar Oslobodjenja. The layout of the block is an uneven trapezoid.

The referent and surrounding land lots represent urban construction plots, with the current buildings situated on them consisting mainly of residential and office buildings of poor quality.
Apart from residential structures, there is a smaller number of business structures which have a floor layout of GF to GF+1, which include: station for the supply of gas and several warehouses.

The referent lots are mainly situated within the confines of the Plan for the general regulation of construction areas of the local self-government of the City of Belgrade (Units Nos. I-XIX), (Official Gazette of the City of Belgrade Nos. 20/16, 97/16, 69/17, 97/17), which was planned for areas for other uses – mixed urban center, in the zone of multiple floors 17.M4.1. Part of the referent location is situated on the territory of the urban subunit Trosarina (Official Gazette of the City of Belgrade No. 52/12), which was intended to be a public green area.

Cadastral lots nos. 7743/43 and 48076 of CM Vozdovac are situated to the east of the referent lots; they have been regulated as part of the S1 road, which is currently being realized, with a regulated width of 11.0 m, of which the road is 6.0m wide and the sidewalks on each side are 2.5 m wide.

CL no. 7743/8 of CM Vozdovac is located to the west of the referent lots and contains a station for the supply of gas. According to the Plan for the detailed regulation of the territory of the urban subunit Trosarina (Official Gazette of the City of Belgrade No. 52/12), it belongs to zone B2, which was intended for the construction of a gas station, with additional services, such as an auto salon, sale of auto-parts, decals, and small-scale sales. It encompasses the area between the corner of Save Maskovica Street and Bulevar Oslobodjenja.

CL no. 7743/3 of CM Vozdovac is located to the south of the referent lots which contains multiple buildings with a floor layout of G-G+Gk, which are planned to be substituted. According to the PGR, the aforementioned lot also belongs to zone 17.M4.1.

CL no. 7743/7 of CM Vozdovac is located to the north of the referent lot, which according to the PDR makes up a public green area together with part of CL no. 7743/4.

The area of the referent lot is 80 ars 68m22 (8068 m2).2The building is an angular construction, walled on both sides, atrium type. The number of floors of the building is 3LG+G+7+RF.
